DOCUMENTATION SUBMITTED BY ARENDT:                              NONE
Does Hamline's Law Scool require coursework in writing fiction?
Contrary to Mr Arendt's deceptive & false account, the facts & documentation follow below:

◘  No schedule was communicated "orally" at any time by any agent of Five Skies and ALL communication after 6/30 was by email & contained in the documention
on this website & below.   "...along with the time estimated to make the repair" is pure fiction.

◘ The first mention of a schedule was on 7/03 when Nick wrote that he would "establish a schedule to address everything."  The 7/16 appointment occurred wherein
Joey & Delbert looked at the water displayed, drilled a window open which then could not be closed, and stuck a pin in a door hinge.  No mention of schedule or
next appointment.  No word of any kind - verbal, text, email, in person - from 7/17 - 9/10:  56 days & full rent paid for August: no repairs to door, windows, water.

◘  Arendt writes "each future request for repair" = LIE ;  There were NO future repairsALL repairs are described in my initial email of 5/10.     Not One Addition.
If they had done anything, I would not have had to repeat myself.  My email of 6/30 describes the repairs completed since 5/10: "Summary of tasks actually
completed:  screens, half of torn linoleum. That’s it. I remain fairly certain that potable water, functional doors and windows remain reasonable expectations."

◘  My letter of 9/03 (excerpt here):  "Sixteen weeks have gone by since the email you sent to me with your apologies and your assurance that the repairs are all
addressed as soon as possible.   (Note: IF there had been a specific date provided, I sure as heck would have mentioned it here).
" .....  The progress on the repairs to be made prior to moving in and since is close to nil but for:
 screening that was placed over the old, torn screens on five of ten windows (5/21) keeps insects out and cats safe while decreasing air ventilation.
 pin replaced on the bedroom door hinge so it wouldn’t fall off again."
Arendt wrote:  "“Failure to specify the date or time period on or within which promised cleaning or repairs improvements (sic) were to be completed.”

Cleaning? Cleaning??!!
Show me where I asked for "cleaning," Arendt. I left the unit cleaner than it was when I moved in.

Maybe Arendt is attempting to address the written request for completion date of repairs submitted on 8/05?

On the Tenant Resource Center (Madison, WI), I found a recommendation to submit a written request for the date that repairs would be completed.  I did that on 8/05.   Five Skies chose not to provide a date in response to my only request for a specific date that repairs would be completed as I wrote in my letter of 9/03.

Arendt wrote:  "The promised improvement made to the unit prior to rental in April were (sic) completed by the end of May..."
The only repair promised before renting the unit was the pretextual replacement of the unit's pipes to "improve water pressure."  When informed that the unit's water was awful on 5/10, Nick wrote "The water issues must be related to the pipes in the trailer itself and the new lines should remedy that."  must be.....should remedy that.

For pete's sake, Arendt.  The replacement of plumbing pipes was not completed by the end of May.
■  The DATCP complaint specifies not completed.
■  My email of 6/30 specifies not completed.
■  My letter of 9/03 to which you responded on 9/16 specifies the job was not finished.
■  The plumber showed up twice from May 11 through June 171) I had no hot water on 5/18;
     showed up
5/19 and 2) to remove the water heater sitting on my lawn since 4/28  on 5/31
5/31 was the last day he showed up.  No outdoor water until 9/08.  Laundry connected
     Never informed.
Bathtub's poor water pressure (dribble) did not improve; not checked by anyone ever
Did he even replace all the pipes?  No way to know because no permit = no inspection.
■  Nick's response to my 6/30 notification re unfinished pipe replacement is "Kurt will not
     return to the property."
Granted, this was after plumber was arrested & jailed for felony stalking on 6/05.

Why Arendt chooses to lie about topics so easily disproved....it's baffling, disappointing, & frankly disgusting by an Officer of the Court.
Arendt wrote:  "... repair schedule were (sic) communicated to her orally.”
ALL communication re "schedule" between plumber and myself was by text.  There was no "schedule" as described directly above and here.

ALL communication with Five Skies would be by email per my email of 07/01.  The first time I heard from Joey was by text on 6/30.   1 full month (5/10 - 6/09) elapsed until Joey called in response to my pdf of 5/10 but he left no message.

Nothing was communicated "orally" re repair schedule; prior to 06/30, a couple texts were exchanged re mid-June appointment to stick on the stick on tiles & 5/21 screen (fabric tacked over the filthy torn screens).

There were no conversations with Nick after 5/11.  There was never a conversation with Delbert outside of the mid-June & 7/16 appointments.  Why would I have needed to speak with him? He had the info forwarded from Nick.

As mentioned on the home page & elsewhere on this site, there were two unavoidable one-minute conversations with Joey:
8/22 or 23:  He told me that “hopefully” the stairs would be replaced Labor Day weekend & that he had “looked at” a couple of doors to replace the broken back door. (Note: 4 months after Nick said had to be replaced on 5/11).  The not-to-code/no permit stairs resulting in my injuries on 9/16 were replaced the weekend after Labor Day on 9/11.)
9/11:   Joey rounded the corner of the house while I was on the back stairs (not to code/no permit) they had  just replaced.   Joey said they were "having money problems" and they were trying to find a replacement door (again).  He declined the mug of water I offered him.
Fact: The email (below) from Nick convinced me I was working with wholly dishonest folks.  Below, my response.

In fact, Nick wrote if the water couldn't be corrected, all the other repairs were "moot."  §704.07 disagrees with Nick. Nick writes frequently that he'll establish a schedule & that repairs should be done "soon."   >>>

Someone needs to tell Arendt that "soon" is not a date.

The closest Nick got to a "date" in writing was on 7/01 when he wrote: Regarding the steps; I am reasonably assured that I hadn't given a specific date that the steps would be replaced because the closest to a date I had was "this spring or summer."

7/01 Nick tried to claim that I was not available when they were on the property. First, I am not required "to be available" whenever the landlord happens to show up without an appointment. Second, it was a lie as I recounted in my letter of 9/03.

Water lines promised by mid-May; texting from 5/11-6/17 between plumber & myself re finishing the job: outdoor tap connected 9/08; I was never informed whether laundry connected.
Would water pressure be sufficient? Do I want an all orange wardrobe?  I had specified
the need for laundry or laundry hook-ups in my first email to Nick on 3/24.

Were "ALL" the unit's pipes replaced? Replaced correctly?
I don't know. With no building permit, there was NO INSPECTION per Mr. Wotruba, DSPS.  There was no inspection during my tenancy.

Verbal communicaton from Five Skies re repair schedule. NONE.  Nick wrote that he had forwarded the pdfs to Delbert, shared the info with Joey; that problems need to be addressed soon"; 'back on schedule"; "as soon as possible"

As I loathe he said/she said situations & the dishonesty of Five Skies was now a given, there were two unavoidable 1-minute conversations with Joey
The 1st:   8/22 or 8/23  They were looking at doors, would try to replace stairs Labor Day weekend.  Note:  That didn't happen; was done the following weekend on 9/11.
The 2nd:   9/11 They backordered the door; having money problems; he declined water offered to him that was drawn on 9/10 from kitchen tap (here).

On 9/20, I sent Joey a text telling him to see the email I'd just sent.  He replied by email 4 minutes later.  Other than that, only email: no texts, no conversation in person or on phone.
Joey called once & left a voicemail (opens in youtube.com) on 9/12 telling me that he had sent an email.   IF any other calls had occurred, I would not have answered and I would have
saved the voicemail (if any) and it would be posted on this site.

On 7/01, Nick claimed that he hadn't heard a thing about the windows - really, Nick?  Check the 5/10 email, the 5/20 email, and the 06 30 email - photos & everything!
I was dealing with people who couldn't keep their stories straight in writing,  A verbal communication would have meant nothng to me except that I needed to write it down asap which I did with the two brief exchanges I had with Joey and why I insisted on email after 6/30.

Do Nick's emails (above on right) contain what Arendt calls "estimated time to repair"?
Because all I see is:
as soon as possible, communication errors but will be shortly now that it has been added to the radar again, spring or summer (happened 9/11), soon, soon, and another soon.

That's it; that's all, that's what he wrote.  Does "soon" = estimated time to repair when "soon" never happens?
When almost two months, 56 days elapse without one word from anyone at Five Skies from the time Joey & Delbert saw the water displayed on 7/16?
That was after Nick said the water was priority & other repairs "moot" on 7/03. Yet I heard NOTHING from them until  after the deadline had past o9/12.
I'm new to Wisconsin.   Is this how things are done here?

Scofflaw landlord hires an attorney to lie his bloomin' head off to a government agency & that's okay because he's an attorney?

A dishonest landlord who can't be bothered to perform repairs in accordance with the Uniform Dwelling Code, Dept of Safety & Professional Services (DSPS) or comply with Wisc Chap 704 so they’d prefer just to get rid of the old lady who dared to think that she was moving 200 miles to expand her business but loses her license due to their effort to save a few bucks by not bothering with
► obtaining building permits for plumbing or stairs
►completing necessary repairs to door and windows
► hiring a plumber off the books who can't be bothered to show up for appointments or to finish the job (in part because he was in jail for felony stalking)
while leaving the tenant with no laundry, no outdoor tap, & sewage on my lawn for 18 days (47 days to repair):

Based on his email to the DATCP:
Arendt is knowledgeable about everything pre-Day 1 of my tenancy and all days to the last.
However, neither he nor Nick & Joey knew that I had already constructively evicted myself.

Credit where credit is due:
Arendt does work very hard to cover landlord's buttocks with lies, hogwash, & deception while trying to pad a false claim supporting his client's fraud with extra dollars.

Is this how things are supposed to be done in Wisconsin by an Officer of the Court?
